자이랜드, SH도시연구원와 AI가치평가 서비스 제공 계약 체결

지난해 12월 15일, AI가치평가 리딩기업인 자이랜드(XAI Land)와 SH도시연구원은 AVM(Automated Valuation Model, 자동가치산정모형) 서비스 계약을 체결하였다.

제공 서비스는 고객사에게 모든 주택에 대한 시세를 실시간으로 파악하도록 하고 1년 이내의 미래 예측가격과 가치평가 보고서도 함께 제공된다. 또한 토지, 주택, 상가 등 다양한 부동산에 대해서는 과거 거래내역, 기간별 가격변화 추이 등 다양한 정보를 그래프로 시각화하여 제공된다.

AVM이란 AI가치평가모델로도 불리며 부동산의 과거 실거래가격 데이터를 통합하고 AI기술로 가격 변동률 등을 계산하여 실시간으로 부동산 시세 파악과 미래가격을 예측하는 혁신기술이다.

AI가치평가 모델을 활용하여 부동산 가격의 정확한 시세를 신속하게 확인, 비교할 수 있게 됨으로써 부동산 개발 등 관련사업의 효율화에 기여할 것으로 보인다. 기존에는 부동산 매입 시 초기 가격 파악을 탁상감정이나 일일이 인터넷에 의존함으로서 시간과 노력이 필요했고 특히 과대평가나 부정확성의 부담이 상존하였다. 그러나 AVM이 업무에 적용된다면, 주택에 대한 정확하고 빠른 시세 파악과 상세 보고서 작성, 비교가격을 통한 감정평가 적정성의 검토가능성 이외에도 주택매입시 시세비교, 신속한 사업성 분석, 그리고 임대료 인상률 파악 등의 유익한 업무환경이 조성될 것으로 기대를 모으고있다.

SH공사는 본 계약을 통해 우선 도시연구원 차원에서 연구활동 등에 시범적으로 적용후  주택매입 참고가격, 사업성분석, 임대료 인상률 파악 등의 업무에도 점진적으로 확대 적용할 예정인 것으로 알려졌다.

 자이랜드는 2018년부터 자체 개발한 AVM을 통해 부동산의 미래 가치를 평가하고 예측하는 프롭테크 기업으로, 부동산을 구매, 융자 또는 판매하는 개인뿐만아니라 부동산 개발, 금융 관련 기관과 기업들이 모든 종류의 부동산에 대한 가격과 동향을 파악할 수 있도록 ‘가치 보고서(Value Report)’와 ‘부동산 거래 동향 대시보드(Dashboards)’를 개발하였다. 자이랜드는 위펀딩, 해안건축, 한국해비타트 등에 서비스를 제공해 오고 있으며 금융기관과도 서비스를 제공할 예정이다.

XAI Land signs contract with SH Seoul Housing & Communities Institute to provide AI valuation services

On December 15, 2024, XAI Land, a leading AI valuation company, and the Seoul Housing & Communities Institute (SH Institute) signed an AVM (Automatic Valuation Model) service agreement.

XAI Land will provide real-time market prices for all homes, as well as future forecast prices and valuation reports that provide price predictions up to one year later. In addition, various information such as past transactions and price changes over time are visualized in graphs for various properties such as land, houses, and commercial buildings.

AVMs, also known as AI valuation model, is an innovative technology that integrates past real estate transaction price data and calculates the price change rate with AI technology to identify real estate prices in real time and predict future prices.

By utilizing XAI Land’s AVM service, it is expected to contribute to the efficiency of related businesses such as real estate development by enabling users to quickly check and compare accurate quotes of real estate prices. Previously, it took time and effort to determine initial prices by relying on desktop valuations or various Internet sources when purchasing real estate; there was always a risk of overestimation or inaccuracy. XAI Land’s AVM is expected to enhance internal work processes as it provides fast and accurate housing valuations and detailed reports that include various transaction analysis and trends. XAI Land’s AVM service will also allow users to quickly assess business feasibility by identifying rental rate trends.

It is reported that SH Institute will first apply XAI Land’s AVM service to its research activities at the level of urban research institutes on a pilot basis through this agreement, and then gradually expand it to tasks such as home purchase reference prices, business feasibility analysis, and rental rates contract negotiations.

Since 2018, XAI Land AVM that evaluates and predicts the future value of real estate, has developed Value Report and Real Estate Transaction Trend Dashboards to help individuals buying, financing, or selling real estate, as well as real estate development, financial institutions, and corporations understand prices and trends for all types of real estate. XAI Land has signed MOUs and contracts with WeFunding, HAEAHN Architecture, Habitat for Humanity Korea, and will be working with financial institutions.
