자이랜드는 대한민국 전체의 98만 오피스텔의 중앙 절대 백분율 오차(MdAPE)가 3.9% 새로운 자동 평가 모델(AVM)을 개발했음을 알리게 되어 자랑스럽게 생각합니다.

우리 팀은 2021년 12월 4일부터 2022년 2월 28일까지 이루어진 5,742개의 오피스텔 거래에 대한 AVM을 테스트하여 다음과 같은 결과를 확인했습니다.

자이랜드의 AVM의 정확도는 하우스캐너리의 AVM과 유사하며 질로의 AVM과는 다릅니다.

MdAPE가 낮을수록 AVM의 추정치가 실제 거래된 값에 더 가까운 정확도가 높은 모델을 나타내며, MdAPE가 높을수록 AVM의 추정치가 실제 거래된 값보다 훨씬 멀리 떨어진 덜 정확한 모델을 나타냅니다.

“+/-10% 이내”는 AVM 추정치가 실제 거래된 가격의 10%를 더하거나 빼는 범위 안에 존재하는 것을 이야기합니다. Zillow의 “10% 이내” 통계가 46.7%라는 것은 실제로 Zillow 추정치의 ±10% 내에서 거래될 가능성이 46.7%임을 의미합니다. HouseCanary와 마찬가지로 자이랜드의 AVM은 실제 거래 발생 가능한 금액에 대한 ±10% 이내인 추정치를 제공합니다.

XAI Land develops officetel AI valuation service for all of South Korea!

Accuracy & testing results (As of March 21, 2022)

XAI Land is proud to announce that we have developed a new Automated Valuation Model (AVM) that values more than 986,697 officetels in all of South Korea with a Median Absolute Percentage Error (MdAPE) of 3.9%.

Our team tested our AVM against 5,742 officetel transactions that were made from December 4, 2021 to February 28, 2022 to determine the following test results.

Our XAI Land AVM fares similarly to HouseCanary’s AVM and unlike Zillow’s AVM.

Having a lower MdAPE indicates a model with higher accuracy whose AVM’s estimations are closer to what real transacted values are, while a higher MdAPE indicates a less accurate model where the AVM’s estimations are farther away from what real transacted values were.

“Within +/-10%” is best translated to the likelihood of an AVM estimation being plus or minus 10% of what an actual transacted price was made for. Zillow’s “Within 10%” statistic of 46.7% means that there is a 46.7% likelihood that the estimation will actually be transacted within plus or minus 10% of Zillow’s estimation. Like HouseCanary, XAI Land’s AVM is more likely to provide an estimation that is actually within plus or minus 10% of what a real transaction price may occur at.
