XAI Land is excited to share our company’s approach to environmental, social, and governance (ESG) principles as XAI Land is committed to making a positive impact on society and the environment through responsible business practices. 

We will outline the specific steps and initiatives we are taking to ensure that XAI Land becomes an ESG-friendly company in this post.

Environmental Responsibility

XAI Land recognizes the urgency of addressing environmental challenges. We aim to not only minimize our environmental footprint by implementing several sustainable practices, but also hope to promote sustainable real estate through the technology and products we develop so customers can make environmentally conscious investment decisions. 

First, XAI Land aims to bring the topic of environmental sustainability to its users by integrating environmental concepts into its products: 

1. XAI Land aims to optimize new construction, repair, and maintenance needs for small and medium sized commercial buildings by assessing the costs and benefits of them, thereby helping potential investors of small and medium sized commercial buildings identify green building investment opportunities. This is inline with the South Korean government’s hope to expand green remodeling and zero-energy construction through what it is called the ‘Green Building’ Revitalization (그린리모델링·제로에너지건축 확대…‘녹색건축’ 활성화, 대한민국 정책 브리핑)

2. XAI Land aims to assess which areas and what types of properties are environmentally friendly so investors may prioritize them as investments over properties that may not be as environmentally friendly. 

3. XAI Land aims to conduct future studies about how and if green or energy efficient certifications or ratings factor into real estate valuations for the South Korean real estate market; XAI Land aims to integrate these data points into our AVM services as an additional feature pending the outcome of our future study. 

Second, XAI Land adopts a Work From Home (WFH) policy allowing its team to work fully remote without having to contribute greenhouse gasses during their commute to and from the office (Earth.org). Our company uses tools like Github, SLACK, and Notion, that allow us to work fully remote; these tools have various environmental benefits:

1. Reduced Carbon Emissions: By enabling employees to work fully from home, XAI Land can significantly reduce commuting-related carbon emissions. With the CEO being the only one commuting to the office, there is a substantial reduction in transportation-related environmental impact, including fuel consumption and vehicle emissions.

2. Energy Efficiency: Working remotely eliminates the need for extensive office spaces, which reduces energy consumption associated with heating, cooling, and lighting. Employees working from home can leverage their own energy-efficient setups, such as laptops with power-saving features, and can regulate their personal energy usage more effectively.

3. Paperless Operations: Platforms like GitHub, Slack, and Notion support digital collaboration and documentation, minimizing the need for physical paper usage. This contributes to a reduction in paper waste, deforestation, and the associated carbon footprint.

4. Resource Conservation: Remote work reduces the demand for office resources like electricity, water, and office supplies. By relying on digital platforms, XAI Land can minimize resource consumption, contributing to a more sustainable operational model.

5. Flexibility and Work-Life Balance: Remote work arrangements promote a healthier work-life balance, leading to increased job satisfaction, improved mental well-being, and reduced employee stress levels. Supporting employee well-being aligns with the social dimension of ESG and contributes to a positive workplace culture.

6. Technology-enabled Collaboration: Platforms like GitHub, Slack, and Notion facilitate seamless communication, collaboration, and knowledge sharing among remote teams. This improves productivity, reduces the need for physical meetings or travel, and supports efficient remote project management.

Third, since founding Seoul Young Leaders Club (SYLC), a satellite club of Seoul Rotary Club, and then becoming Secretary of Seoul Rotary Club in 2022, XAI Land’s CEO has participated in various community services including various environment related campaigns to spread environmental awareness (e.g: Plogging: April 2023, April 2022, September 2021). Seoul Rotary Club was South Korea’s first Rotary Club that was founded in 1927 and is the country’s only English speaking Rotary Club. 

Fourth, XAI Land has always been based at a shared offices such as Seoul Global Start-up Center (SGSC) (서울글로벌스타트업센터), Nonghyup Digital Innovation Center (NH디지털혁신캠퍼스), and Fintech Cube (핀테크큐브), so the company has relied on its office operators to ensure the office’s equipment and technologies are energy efficient. 

Lastly, XAI Land uses MongoDB and Google Cloud Platform (GCP), which enables us to operate more efficiently and sustainably than companies who operate on premise technology solutions:

1. Energy Efficiency: MongoDB and GCP offer features and optimizations that help reduce energy consumption. These platforms employ energy-efficient hardware and data center infrastructure, which can contribute to lower carbon emissions compared to traditional on-premises infrastructure.

2. Cloud Infrastructure: By utilizing cloud services like GCP, XAI Land can take advantage of the scalability and elasticity of resources. This allows for efficient resource allocation, reducing the need for overprovisioning and optimizing energy usage. It also avoids the environmental impact associated with maintaining and upgrading on-premises infrastructure.

3. Data Center Sustainability: GCP has made significant investments in renewable energy to power its data centers. They strive to achieve carbon neutrality by matching their energy consumption with renewable energy purchases. MongoDB also emphasizes sustainability initiatives in its data centers and operations.

4. Virtualization and Consolidation: Cloud platforms like GCP allow for server virtualization and consolidation, which reduces the number of physical servers required. By maximizing resource utilization, energy consumption is minimized, resulting in a lower environmental footprint.

5. Data Storage and Management: MongoDB’s document-based storage model provides flexibility and scalability while optimizing storage efficiency. This can help reduce the amount of physical hardware required for data storage, contributing to resource conservation and a smaller environmental impact.

Social Impact

At XAI Land, we strongly believe in the social impact we are making through our work. Our social impact begins with our team members and ends with aiming to benefit South Korean society at large through our products and technology. 

First, XAI Land’s AVM technology aims to prevent Jeonse fraud as Jeonse fraud begins with fraudulent appraisers and real estate brokers fooling unsuspecting tenants that properties are not overvalued and tricking them into overpaying significantly more than what a home’s market valuation might be (헤럴드경제, 경향신문). 

XAI Land’s AVM can detect any significant discrepancies between the listed price and its estimated value, which can indicate potential fraud. Additionally, XAI Land’s AVM can analyze historical data and patterns to identify any irregularities or suspicious activities related to the property transaction, further assisting in fraud prevention.

By incorporating XAI Land’s AVM into the Jeonse (loan or mortgage) process, it can serve as an objective and reliable tool that promotes transparency, reduces the risk of fraud, and enhances the overall integrity of the transaction.
